The ISPT Core Fund was formed on 1 October 2005 from the stapling (combining) of the ISPT No. 1 Trust (established in 1994) and the ISPT No. 2 Trust (established in 1998). The ISPT Core Fund’s strategy is to invest in a diversified portfolio of securely let properties and have an exposure to property development of up to 15% of the fund’s gross assets to help supply quality properties to the portfolio.
The objective of the ISPT Core Fund is to achieve, over three year rolling periods, real rates of return (i.e. above CPI inflation) of at least 6% per annum.
The Core Fund’s 70 properties are well spread by location and sector (office buildings, shopping centres, industrial buildings, car parks and a hotel) and are valued at about $3.1 billion as at December 2005.
The ISPT No. 3 Trust was established in 2005 to invest in a broad range of property developments. Funds will be invested in three principal ways: direct investment in ISPT projects, Joint Venture/Partnerships with accredited developers, and a small component via investment in opportunity/development funds which are generally available in the Australian marketplace.
The objective of the ISPT No. 3 Trust is to achieve returns of at least 15% per annum.
Commitments totalling $133 million were obtained in November 2005 with the fund’s first investment expected to be made early in 2006.
